What Is Home Loan Pre-Approval?

Home loan pre-approval (also known as conditional approval or approval in principle) is an indication from a lender of how much you may be able to borrow based on your current financial situation. It gives you an estimate of your borrowing capacity before you've found a property to purchase.

During the pre-approval process, the lender reviews your income, employment, savings, existing debts and credit history to determine whether you meet their lending criteria. While it's a strong indication of what you may be able to borrow, it isn't a guarantee that your loan has been fully approved.

Once you've found a property, the lender completes a final assessment, including a valuation of the property and any remaining checks, before issuing unconditional approval.

02

Why Pre-Approval Matters

Getting pre-approved before you start house hunting can save you time, reduce stress and help you make better decisions. Rather than guessing what you can afford, you'll know your borrowing limit before you begin inspecting properties.

It also gives you confidence when making an offer. Sellers and real estate agents often view pre-approved buyers more favourably because it shows you've already taken the first steps towards securing finance.

Perhaps most importantly, pre-approval helps prevent disappointment. There's nothing worse than finding your dream home only to discover later that you can't borrow enough to purchase it. Knowing your budget upfront allows you to search with confidence and focus on properties within your price range.

Benefits of Getting Pre-Approved

Know Your Budget

Understand exactly how much you may be able to borrow so you can focus on properties within your price range.

Shop With Confidence

Attend inspections and make offers knowing you've already taken the first step towards securing finance.

Stronger Offers

Many sellers and real estate agents view pre-approved buyers more favourably because finance is less uncertain.

Faster Approval

Because much of your financial assessment has already been completed, the final approval process is often quicker.

How to Get Pre-Approved

1

Gather Your Documents

Provide identification, payslips, tax returns (if self-employed), bank statements, savings and details of your existing debts.

2

Speak With a Mortgage Broker

Your broker compares lenders, assesses your borrowing capacity and recommends the lender best suited to your situation.

3

Submit Your Application

Your broker prepares and submits your application to the lender, who assesses your financial position and supporting documents.

4

Receive Your Pre-Approval

Once approved, you'll know your estimated borrowing limit and can start searching for a property with confidence.

05

Common Pre-Approval Mistakes to Avoid

Don't change jobs before settlement

A new job or change in employment can affect your loan approval, especially if your income or probation period changes.

Avoid taking on new debt

Buying a new car, applying for credit cards or using Buy Now Pay Later services can reduce your borrowing capacity.

Don't miss repayments

Continue making all loan and credit repayments on time. Your lender may check your financial conduct again before settlement.

Remember pre-approval has an expiry date

Most pre-approvals are valid for around 90 days. If you're still searching for a property after that, your broker can usually help you renew it.
